Airbnb launches real-life "Up" house - and it actually floats!

<p>Airbnb is taking its latest listing to the sky - literally. </p> <p>The accommodation provider has announced a partnership that will see the iconic house from Pixar's hit film <em>Up</em> being lifted into the air, balloons and all. </p> <p>In their ongoing quest to redefine hospitality, Airbnb has launched a permanent category called “Icons,” which features partnerships with brands and celebrities that promise unforgettable experiences.</p> <p>Suspended over the New Mexico desert with the aid of a crane, the property looks like an exact replica of the home and contains adorable easter eggs from the film - including the Adventure Book. </p> <p>“Icons take you inside worlds that only existed in your imagination — until now,”  Airbnb CEO and co-founder Brian Chesky said in a statement.</p> <p>“As life becomes increasingly digital, we’re focused on bringing more magic into the real world … we’ve created the most extraordinary experiences on Earth." </p> <p>The house offers a stunning view of the desert, which you can enjoy while sitting on replica's of Ellie and Carl's chairs or have breakfast with a view in the kitchen. </p> <p>Alternatively, you could look at the stars while sitting on the front porch - but don't look down because the adventure is out there. </p> <p>Of course there are questions about the logistics of the stay, including plumbing and electricity, but the accommodation giant has assured that the house is “fully functional,” connected to generators and utilities that will be seamlessly managed before and after its flight.</p> <p>Other fantastical listings include a replica of the mansion from the “X-Men ’97” cartoon, a stay at the Ferrari Museum in Italy, and Prince's house that was featured in the legendary film <em>Purple Rain</em>. </p> <p>Check out the <a href="https://www.airbnb.com.au/rooms/1126185893236246260?_set_bev_on_new_domain=1715826165_M2NkZDdkODdhMjcy&amp;source_impression_id=p3_1715826166_A20M4770EGAtl8AV&amp;modal=PHOTO_TOUR_SCROLLABLE" target="_blank" rel="noopener"><em>Up</em></a> listing here, be warned the sweet listing may make you shed a tear or two. </p> <p><em>Images: Airbnb</em></p> <p> </p>

“Greedy” landlord slammed for illegal act

<p>A Victorian landlord has been slammed on social media after admitting to making her tenants pay an illegal pet bond amounting to $1000. </p> <p>The woman made the admission while replying to a post on a Facebook group for Victorian landlords after a member asked for advice about renting to tenants who have pets. </p> <p>"Not knowing everything but in my experience I would rather have pets than kids!" the landlord began. </p> <p>"I would ask for a pet bond. I have one it's $1000 for damages by the pet," she said</p> <p>Pet bonds are illegal in Victoria, and landlords who try to secure it illegally often describe it as a way to cover costs if their pet causes any damages to the property.</p> <p>When the poster replied saying that her tenant offered to provide a pet bond, but she knows they're not legal in Victoria, the landlord confessed that: "I know they are not legal but I always ask for them and my PM (property manager) has been great about them.”</p> <p>“I have lots of pets personally and don’t turn down animals. Again, kids have done more damage than animals in my experience,” she added.</p> <p>“Most renters are happy to do it as it means they can have animals.”</p> <p>In Victoria renters who want a pet on the property must ask the rental provider, and if they refuse the request, the landlord must provide a valid excuse, with assistance dogs being the exception. </p> <p>If a pet causes damages to a property, the cost of these damages can be taken out of the regular bond paid at the start of their tenancy, so a pet bond is not required. </p> <p>Western Australia is the only state where landlords can legally ask for a pet bond, but even then they can only charge a maximum of $260 regardless of how many pets there are. </p> <p>A screenshot of the landlords shocking admission was shared on X by by popular renter’s advocate, Jordie van den Berg with the caption: “Landlord: ‘yeah I know it’s not legal, but I do it anyway’." </p> <p>Outraged renters slammed the landlord's “greedy” and “vile” behaviour, with one calling it “emotional blackmail”. </p> <p>“‘Most renters are happy to pay’ – I’m sure none of them are happy but they need somewhere to live without having to give up their pet," one wrote. </p> <p>“I personally would not describe myself as ‘happy’ to be exploited over an illegal bond that I can’t dispute when you go ahead and invent some bulls**t to keep it because the alternative is that it’s almost impossible to get a rental with pets,” another added. </p> <p>“The most concerning thing is the manager, how many illegal bonds have they taken and where is the money being held? In the agents account, with the owner? It wouldn’t be with fair trading where legal bonds are lodged,” a third wrote. </p> <p>This comes after a recent Rental Affordability report shared by Anglicare Australia revealed that “the housing crisis is the worst it’s ever been." </p> <p>According to the report only 0.6 per cent out of 45,000 listings across the country were considered affordable for a person earning a full-time minimum wage. </p> <p><em>Image: Jordie Berg/ X/ Shutterstock</em></p>

World's most disappointing tourist hotspots revealed

<p>While many travellers tend to flock to must-see tourists attractions while exploring somewhere new on their holiday, it turns out not everyone is impressed with the hype. </p> <p>A host of scathing online reviews have targeted landmarks such as Stonehenge, the Eiffel Tower, the Leaning Tower of Pisa and even Bondi Beach, calling the sites "unimpressive", "boring" and "pointless".</p> <p>According to travellers, there are 15 tourist hotspots that don't live up to the hype, with many leaving the destinations feeling disappointed. </p> <p><strong>Mona Lisa - Paris, France</strong></p> <p>One of the most "disappointing" attractions, according to travellers, is da Vinci's masterpiece the Mona Lisa, which hangs in the Louvre in the French capital city. </p> <p>According to online reviews, nearly four in ten (37.1 per cent) visitors posted negative comments about visiting the work, saying it did not live up to their expectations. </p> <p>One review left on TripAdvisor described the experience as "a bit boring", adding, "The Mona Lisa was very small and not as beautiful as I thought it would be."</p> <p>Several other reviews stated how irritating the experience of actually seeing the artwork was, with one person claiming the Louvre had a "zoo-like atmosphere".</p> <p><strong>The Eiffel Tower - Paris, France</strong></p> <p>Tourists visiting France were double disappointed, after also being let down by the iconic Eiffel Tower, which many described as "not a very special place... it's just an iron building."</p> <p>"It's boring, nothing special about it. You have to wait in a long queue just to go up and take pictures," another person wrote. </p> <p>Others claimed the landmark is nothing but a "tourist trap", claiming it is "seriously underwhelming".</p> <p><strong>Stonehenge - England</strong></p> <p>For many, Stonehenge continues to be a wonder of mystery, as one of the most architecturally sophisticated ancient stone sculptures in the world, but for others, it's just a "big disappointment". </p> <p>One reviewer went so far as to say it was the "biggest disappointment of my life", saying, "I was expecting so much more. Do not waste your time people. The only magical thing about this place is that somehow it has the power to draw people on to look at it."</p> <p>Another person put simply, "It's a pile of rocks. Pointless."</p> <p><strong>The Leaning Tower of Pisa - Italy </strong></p> <p>While many tourists visiting Italy opt to check out the famous leaning tower, others tend to lean away from it, calling it a "tourist trap". </p> <p>One person reviewed the famous landmark, saying, "It's literally just a leaning tower. I wouldn’t make a stop here just to see it. It is overly crowded and hot in the summertime."</p> <p>Others claim they were hassled by countless street sellers, writing, "The whole area is crawling with at times aggressive street hawkers who feel it is OK to keep hassling and trying to sell you tourist crap."</p> <p><strong>Checkpoint Charlie - Berlin, Germany</strong></p> <p>Set up as a reminder of the former border crossing and the partition between East and West Berlin during the Cold War, Checkpoint Charlie is often known as a must-see spot. </p> <p>However, others have been left feeling let down by the historic spot. </p> <p>One traveller rated the site just one star, writing, "The only place in Berlin where we encountered street traders who were deeply unpleasant. The museum is overpriced and very tired. The whole area was uninspiring and a complete waste of our time."</p> <p><strong>The Empire State Building - New York City, USA</strong></p> <p>Every year, thousands of people pay to head to the top of the iconic Empire State Building to catch a glimpse of the New York City skyline. </p> <p>However, given the over-crowding of the observation platform and the hefty cost to enter, many have left feeling "underwhelmed" and "ripped-off".</p> <p>One person reviewed the landmark, writing, "Wow! What a waste of $185 for a family of three to struggle to fight our way to finally see a view obscured by a metal crisscross railing. Long lines, rude staff, cheesy "museum", and overpriced. It's as bad as an amusement park."</p> <p><strong>Bondi Beach - Sydney, Australia</strong></p> <p>A trip to Bondi Beach is often at the top of a tourist's travel itinerary when heading Down Under for the first time.</p> <p>But as the beach gains popularity, travellers have been increasingly underwhelmed by the picturesque beach given the over-crowding. </p> <p>One review read, "The beach is all the hype and show but it's like having a bath with your entire family and a dozen strangers. Sydney Airport launches massive auction of lost property

<p>Have you ever lost something at the airport? </p> <p>You're not alone.</p> <p>This year there were more than 2,500 unclaimed items left at the airport including electronics, jewellery and designer handbags, and now they are up for grabs for a fraction of their retail price. </p> <p>The airport has launched their annual online auction, with all the money raised going to the Harding Miller Education Foundation, which grants four-year scholarships to high-school girls with high academic potential who are experiencing disadvantage. </p> <p>Over the past decade, the auctions have raised $1.6 million for various charities. </p> <p>“It’s clear the public love nabbing a bargain in support of a worthy cause," Sydney Airport general manager of corporate affairs Josh Clements said. </p> <p>“There’s something for everyone with plenty of great tech, clothing, accessories and beauty products as well as a host of unique items like a massage table, an electric scooter, a leaf blower and a quintessential Aussie favourite, a jaffle maker (sandwich press),” he added. </p> <p>“It’s great to see these unclaimed items find new homes, while also supporting a charity that’s offering comprehensive scholarships to help level the playing field for high school girls facing disadvantage.”</p> <p>“Opening bids start at just $10, which means shoppers have a chance to grab a great deal while also supporting an impactful charity,” Theodore Bruce Auctioneers director, Casi Prischl, said.</p> <p>The auction runs until Sunday May 12, with the <a href="https://www.theodorebruceauctions.com.au/sydney-airport-lost-property-auction-2024a" target="_blank" rel="noopener">complete list of auctions currently open for bids below</a>: </p> <ul> <li>Tech & Gaming - Saturday 4 May to Saturday 11 May, closing at 10am</li> <li>Sunglasses, Bags, Scarves & Accessories - Saturday 4 May to Saturday 11 May, closing at 2pm</li> <li>Jewellery & Watches - Saturday 4 May to Sunday 12 May, closing at 10am</li> <li>Clothing - Saturday to May to Sunday 12 May, closing at 2pm</li> <li>Beauty, Alcohol, Home - Saturday 4 May to Sunday 12 May, closing at 4pm</li> </ul> <p>Goods can be delivered at a price, or picked up by appointment. </p> <p><em>Images: Theodore Bruce Auctions</em></p>

Becoming a landlord while still renting? ‘Rentvesting’ promises a foot on the property ladder, but watch your step

<div class="theconversation-article-body"><em><a href="https://theconversation.com/profiles/james-graham-1264059">James Graham</a>, <a href="https://theconversation.com/institutions/university-of-sydney-841">University of Sydney</a></em></p> <p>As home ownership moves further out of reach for many Australians, “rentvesting” is being touted as a lifesaver.</p> <p>Rentvesting is the practice of renting one property to live in yourself, while simultaneously purchasing an investment property somewhere cheaper and leasing it out.</p> <p>Ideally, “rentvestors” get to enjoy the capital gains on an investment property while living where they actually want to live, allowing them to cash in and upsize to their dream home later.</p> <p>It might seem like a savvy way to game the property market. But what are the risks of such an investment strategy? And how might broad adoption of this behaviour affect housing affordability in Australia?</p> <h2>A rising tide lifts all boats differently</h2> <p>The aim of the rentvesting game is to buy cheap property now, ride the expected capital gains, and move into a more desirable home down the track. The hope is that by climbing the first rung of the property ladder early, the whole thing won’t be pulled up out of reach.</p> <p>The first problem with this strategy, however, is that capital gains on housing are not always and everywhere equal.</p> <p>Generally, the cheapest properties available to rentvestors will be houses in the regions or apartments in the city. But both regional housing and apartment properties <a href="https://www.abc.net.au/news/2024-02-20/house-apartment-price-gap-widens-record-high-property-market/103484076">tend to appreciate more slowly</a> than the inner-city houses rentvestors might hope to live in one day. They might get a foot on the property ladder, but the rungs themselves are slowly drifting apart.</p> <p>Would-be rentvestors should also be aware that investments by “out-of-town” buyers tend to generate <a href="https://academic.oup.com/rfs/article-abstract/29/2/486/1902789">much lower returns</a> – both capital gains and rental yields – than investments by locals. Out-of-towners don’t know the local market trends, don’t know which neighbourhoods to avoid, and aren’t able to monitor their investments as effectively from afar.</p> <p>Avoiding the regions by investing in city apartments presents its own difficulties. Large, unexpected maintenance bills and poor strata management are <a href="https://www.abc.net.au/news/2024-03-21/a-world-of-hidden-charges:-strata-company-insiders/103617944">common complaints</a>.</p> <h2>Different costs lead to different returns</h2> <p>Perhaps the potential rentvestor should invest in something more straightforward instead, like stocks. After all, the return on equities in Australia has <a href="https://academic.oup.com/qje/article/134/3/1225/5435538">outperformed housing</a> in recent decades.</p> <p>However, it is much easier to borrow to invest in property than it is to borrow to invest in the stock market. And leverage is the investor’s secret weapon. For example, if house prices were to appreciate at 10% per year, then using a mortgage and a A$100,000 deposit on a $1 million property would earn you a 100% return on equity before costs.</p> <p>But while both investors and homeowners would earn that same basic return, their costs could be very different. For starters, property investors face capital gains tax on the proceeds of property sales, <a href="https://www.ato.gov.au/individuals-and-families/investments-and-assets/capital-gains-tax/property-and-capital-gains-tax/your-main-residence-home/eligibility-for-main-residence-exemption">unlike those selling their primary residence</a>. Banks also typically charge <a href="https://www.rba.gov.au/chart-pack/interest-rates.html">higher interest rates</a> on mortgages to investors than to homeowners.</p> <p>At times, the Australian Prudential Regulation Authority has also imposed caps on bank lending against investment properties, making it more difficult to find mortgage financing in the first place.</p> <p>Highly leveraged properties require mortgage insurance, too. Investors may need to take out larger insurance policies against the properties themselves, reflecting the higher risks associated with investment properties. Then, you also have to throw in property management fees, council rates, strata management fees and regular and unexpected maintenance costs.</p> <h2>Negative gearing offers little benefit</h2> <p>What about negative gearing? Property investors that generate losses on their property can deduct these costs against the tax bill on their other income.</p> <p>But negative gearing disproportionately benefits high-income earners with large tax bills. The <a href="https://www.abs.gov.au/statistics/labour/earnings-and-working-conditions/personal-income-australia/latest-release">median Australian individual income</a> is around $55,00, which generates a tax bill of about $8,000 – not a lot from which investment property losses can be deducted.</p> <p>The bigger picture is that while negative gearing helps defray the regular costs of managing a property, it doesn’t do anything to change expected capital gains.</p> <p>At the end of the spreadsheet tally, an investment property could end up earning rentvestors significantly less than they could have gained by simply buying their first home.</p> <h2>Effects on housing affordability</h2> <p>Rentvesting is new enough that its prevalence and influence awaits formal academic study. But economists might speculate about its implications for the housing market more broadly.</p> <p>The simplest analysis suggests that a rentvestor occupies one rental property while supplying an additional rental property to the market. If, instead, they had bought a home, they would vacate a rental property while removing another property from the market. In this case, even rentvesting en masse would have zero net effect on the housing market.</p> <p>But a more nuanced perspective might consider where rentvestors are renting and where they are investing. Perhaps they are most likely to rent properties in the already-crowded inner city, but purchase investment properties in regional areas where other first home buyers would like to live.</p> <p>This would increase demand for rentals in the city and reduce the supply of owner-occupier properties in the regions, worsening the affordability of both.</p> <p>Of course, if these rentvestors all eventually move up the property ladder – selling in the region and purchasing in the city – this effect would be reversed. From that longer-term perspective, rentvestors would ultimately have little effect.</p> <h2>We still need more houses</h2> <p>Rentvesting is not a panacea for Australia’s housing market woes. Potential investors should weigh the benefits of property investment against its substantial costs and risks. Additionally, they need to carefully consider the obvious alternative: simply buying their first home up-front.</p> <p>We have good reason to be wary of yet another get-rich-quick scheme involving the housing market. But initial considerations suggest that for the market overall, rentvestor behaviour is no worse than someone simply buying their first home, which we would otherwise encourage.</p> <p>Rather than criticising those seeking a way though our housing market morass, we might instead redouble our efforts to increase the supply of housing.<!-- Below is The Conversation's page counter tag. Why this iconic view of Mt Fuji is set to be obstructed

<p>One small town in Japan is fed up with disrespectful tourists, and is set to take drastic measures to block an iconic view of My Fuji to deter travellers. </p> <p>Fujikawaguchiko, at the foot of the Yoshida Trail to Mount Fuji, has long been overrun with tourists who are hellbent on getting the perfect picture of the Japanese mountain. </p> <p>Tourists specifically flock to the Lawson convenience store to take their pictures, with the contrast between the busy neon-lit shop and the peaceful mountain behind it making for the perfect holiday snap. </p> <p>However, in recent years since Japan reopened its borders to international tourists after harsh Covid lockdowns, these tourists have had the run of the town, and locals have had enough. </p> <p>To combat the over tourism of the area and deter travellers, local officials of the town are set to erect a giant mesh barrier atop the store, blocking the picture perfect view.</p> <p>One town official said that there have been ongoing problems with tourists leaving trash and not following traffic rules, despite signs and security guards being posted to warn them.</p> <p>"It is regrettable that we had to take such measures," the official said.</p> <p>The net, which measures 2.5 meters high and 20 meters long, will be erected early next week.</p> <p>The crowds plaguing the small town, which is in Yamanashi prefecture, to the north of Fuji and about 100 kilometres west of Tokyo, is just one part of a larger over tourism issue in the whole of Japan. </p> <p>"Overtourism – and all the subsequent consequences like rubbish, rising CO2 emissions and reckless hikers – is the biggest problem facing Mount Fuji," Masatake Izumi, a Yamanashi prefectural government official, <a href="https://www.cnn.com/travel/mount-fuji-overtourism-intl-hnk/index.html">told CNN Travel</a> in 2023.</p> <p>Some locals had even nicknamed the 3,776-meter (12,388-foot) mountain, called Fuji-san in Japanese, "trash mountain."</p> <p><em>Image credits: Getty Images </em></p>

World's most expensive house up for sale

<p>A French chateau, once owned by a member of the Rothschild family and, later on, the King of Morocco, has gone up for sale with a £363 million (AU$699) price tag. </p> <p>Chateau d’Armainvilliers located at Seine-et-Marne, 48km east of the Eiffel Tower, is the world's most expensive home. </p> <p>Built upon the foundations of a 12th century castle, the sprawling mansion boasts 1,000 hectares of land, 100 rooms across 2,500 square metres of living space, a private lake, and plenty of sequoia trees - the largest trees in the world. </p> <p>Ignace Meuwissen, a self-acclaimed "real estate advisor to the global elite" described the property as a display of "opulence and grandeur".</p> <p>"It is the most expensive castle in France and perhaps in the world. The price of €425million is justified by the property itself but also by the 1,000 hectare land which offers numerous possibilities," he told Paris Match magazine. </p> <p>"An investor could build thousands of apartments there if he wanted."</p> <p>The chateau was first bought by the Rothschild banking empird in the late 19th century, before King Hassan II of Morocco bought it in the 1980s. </p> <p>He then made the chateau more fit for a king, adding a hammam spa, a beauty and hairdressing salon, and a fully-equipped medical and dental facility.</p> <p>The Moroccan King  also added a basement level, which has a network of tunnels, kitchens, cold rooms, storage spaces and staff quarters.</p> <p>The lucky owner will also find Moroccan mosaics and wall tiles decorating the home, and for any avid equestrians, the home also has a stable big enough for 50 horses. </p> <p>However, some luxury property agents have expressed their doubts on whether the property would sell with its nine-figure sum, with one saying it was an "unrealistic" price tag. </p> <p>"It doesn’t make sense, it’s absurd Properties of this type could sell for 20-25 million, or even 30 million if we really fall in love with them. The most boring tourist attractions in the world revealed

<p>Nobody wants waste their time and energy visiting a boring attraction while travelling, so a new study has analysed 66.7 million Google reviews and compiled a list of the top 100 most boring attractions across the globe so you can enjoy a holiday free from the mundane. </p> <p>The study conducted by Solitaired, was based on 3,290 popular tourist attractions worldwide spanning 384 cities across 71 different countries. </p> <p>A boredom score was calculated for each site, based on 11 keywords indicative of tiresome, lifeless and boring impressions. </p> <p>At the top of the list was Branson Scenic Railway in Missouri, with a boredom score of five out of five. The heritage railroad departs from an old depot in downtown Branson and travels through part of the Ozark Mountains on a 40-mile round trip. </p> <p>While some praised the beautiful foliage, others were unimpressed by the views "limited to trees on both sides of the train." </p> <p>Illuminarium Atlanta, in Georgia U.S. came in second place, with a boredom score of 4.5, with one reviewer saying that it was "cool for about the first 15 minutes" and "after that… just boring." </p> <p>In third place is Tennessee's Jurassic Jungle Boat Ride, an indoor attraction that takes visitors through a river passing artificial cave sets, waterfalls and mechanical dinosaurs, which scored 3.7 on the boredom scale. </p> <p>Australia's least interesting attraction, which came in 16th on the list and scored 2.5 on the boredom scale, is the WA Museum Boola Bardip in Perth, which tells stories of WA through interactive exhibits. </p> <p>This is followed by the Legoland Discovery Centre in Melbourne, which ranked 24th on the list and had a score of 2.3</p> <p>The Museum of Sydney came in 32nd place, with a score of 2.2, while the Museum of Transport and Technology in Auckland, New Zealand came in 54th place with a score of 2.1. </p> <p>Check out the full list <a href="https://www.dailymail.co.uk/travel/article-13310853/Most-boring-attractions-world-Shrek-Adventure-London.html" target="_blank" rel="noopener">here</a>. </p> <p><em>Image: Getty</em></p> <p> </p>

If you squat in a vacant property, does the law give you the house for free? Well, sort of

<p><em><a href="https://theconversation.com/profiles/cathy-sherry-466">Cathy Sherry</a>, <a href="https://theconversation.com/institutions/macquarie-university-1174">Macquarie University</a></em></p> <p>Nothing excites law students like the idea of a free house. Or alternatively, enrages them. It depends on their politics. As a result, academics condemned to teaching property law find it hard to resist the “<a href="https://classic.austlii.edu.au/au/journals/MelbULawRw/2011/28.html">doctrine of adverse possession</a>”. The fact that a person can change the locks on someone else’s house, wait 12 years, and claim it as their own, makes students light up in a way that the Strata Schemes Management Act never will.</p> <p>The idea of “squatters’ rights” has received a lot of media attention recently amid the grim reality of the Australian housing market. It fuels commentators such as Jordan van den Berg, who <a href="https://www.instagram.com/purplepingers/">critiques bad landlords</a> on social media. Casting back to his days as a law student, <a href="https://www.sbs.com.au/news/the-feed/article/jordan-was-fed-up-with-australias-empty-houses-his-proposal-has-led-to-death-threats/stx6rv6fl">he’s promoting</a> the doctrine of adverse possession as a way of making use of vacant properties.</p> <p>As interesting as the doctrine is, it has little relevance in modern Australia. While it is necessary to limit the time someone has to bring legal proceedings to recover land – typically 12 or 15 years, depending on which state you’re in – most people don’t need that long to notice someone else is living in their house. If a family member is occupying a home that someone else has inherited or a tenant refuses to vacate at the end of a lease, owners tend to bring actions to recover their land pronto.</p> <p>So where did this doctrine come from, and what has it meant in practice?</p> <h2>Free house fetching millions</h2> <p>In unusual circumstances, people can lose track of their own land.</p> <p>Just before the second world war, Henry Downie moved out of his house in the Sydney suburb of Ashbury. Downie died a decade later, but his will was never administered. At the time of his death, a Mrs Grimes rented the house and did so for a further 50 years. Downie’s next of kin did not realise they had inherited the house or that they were Grimes’s landlord.</p> <p>Grimes died in 1998 and Bill Gertos, a property developer, saw the house was vacant. He changed the locks, did some repairs, then leased the house and paid the rates for the next 17 years. He then made an application under <a href="https://classic.austlii.edu.au/au/legis/nsw/consol_act/rpa1900178/s45d.html">NSW property laws</a> to become the registered proprietor. At this point, Downie’s next of kin became aware they may have been entitled to the property and disputed Gertos’s claim.</p> <p>The <a href="https://www8.austlii.edu.au/cgi-bin/viewdoc/au/cases/nsw/NSWSC/2018/1629.html">court held</a> Gertos had been “in possession” of the property since the late 1990s. The next of kin had a legal right to eject him, but they had failed to do so within the statutory time limit of 12 years. Gertos had the best claim to the house. He <a href="https://www.domain.com.au/6-malleny-street-ashbury-nsw-2193-2015821514">promptly sold it</a> for A$1.4 million.</p> <p>Outrageous as this may seem, the law encourages caring for land. If you fail to take responsibility for your land, and someone else does, you can lose it.</p> <h2>An old English tradition</h2> <p>Gertos’s jackpot was unusual, and adverse possession has always been more relevant in a country like England.</p> <p>First, for much of English history, many people did not have documentary title (deeds) to their land. People were illiterate, parchment was expensive, and documents could disappear in a puff of smoke in a house fire. The law often had to rely on people’s physical possession of land as proof of ownership.</p> <p>Second, as a result of feudalism, vast swathes of England were owned by the aristocracy. They and their 20th-century successors in title, often local councils, had a habit of forgetting they owned five suburbs in London.</p> <p>In the post second world war housing crisis, thousands of families, and later young people and students, <a href="https://www.bbc.co.uk/sounds/play/b017cfv4">squatted in vacant houses</a> owned by public and private landlords who lacked the means or motivation to maintain them.</p> <h2>A sign of the times</h2> <p>In contrast, in Australia, for most of our settler history, governments of all political persuasions actively prevented the emergence of a landed class.</p> <p>But now, courtesy of tax policies that <a href="https://www.quarterlyessay.com.au/essay/2023/11/the-great-divide">encourage investment</a> in residential real estate, we have a landlord class of Baby Boomer and Gen X investors. That has caused housing market stress as younger people cannot make the natural transition from being renters to homeowners. They are outbid by older, wealthier buyers whose tax benefits from negative gearing increase with every dollar they borrow to buy an investment property.</p> <p>Money flowing into the market then means that landlords’ greatest benefit is capital gain rather than income, and thanks to John Howard, investors pay <a href="https://theconversation.com/stranger-than-fiction-who-labors-capital-gains-tax-changes-will-really-hurt-109657">no tax</a> on half of that gain.</p> <p>Finally, an almost exclusive reliance by government on the <a href="https://australiainstitute.org.au/post/for-more-affordable-housing-we-need-more-public-housing/">private sector</a> to provide new homes – which it will only do if it is making a profit – has left many people in deep housing stress.</p> <p>While squatters in Australia are likely to find themselves swiftly subject to court orders for ejection, van den Berg’s rallying cry indicates just how inequitable the housing market has become. Property tycoon sentenced to death over $27 billion fraud

<p>A Vietnamese billionaire was sentenced to death on Thursday in one of the biggest corruption cases in history, an estimated $27 billion in damages - a figure equivalent to six percent of the country’s 2023 GDP. </p> <p>Truong My Lan, chair of major developer Van Thinh Phat, was found guilty of embezzlement, after looting from one of the country's biggest banks, Saigon Commercial Bank (SCB) for over a decade. </p> <p>“The defendant’s actions... eroded people’s trust in the leadership of the (Communist) Party and state,” the verdict read at the trial in Ho Chi Minh City. </p> <p>After a five-week trial, 85 others were also charged for their involvement in the fraud, with charges ranging from from bribery and abuse of power to appropriation and violations of banking law. </p> <p>Four were given life imprisonment, while others received jail terms ranging between 20 years and three years suspended. Lan's husband was Hong Kong billionaire Eric Chu Nap Kee, was sentenced to nine years in prison.</p> <p>Lan and the others were arrested as part of a national corruption crackdown.</p> <p>Lan was initially believed to have embezzled $12.5 billion, but on Thursday prosecutors have said that the total damages caused by the fraud now amounted to $27 billion. </p> <p>The property tycoon was convicted of taking out $44bn in loans from the bank, according to the <em>BBC</em>, with prosecutors saying that $27 billion of this may never be recovered. </p> <p>The court ordered Lan to to pay almost the entire damages sum in compensation. </p> <p>It is also <a href="https://www.bbc.com/news/world-asia-68778636" target="_blank" rel="noopener">reported</a> that she is one of very few women in Vietnam to be sentenced to death for a white collar crime. </p> <p>“In my desperation, I thought of death,” Lan said in her final remarks to the court, according to state media. </p> <p>“I am so angry that I was stupid enough to get involved in this very fierce business environment -- the banking sector -- which I have little knowledge of.”</p> <p>Police have identified around 42,000 victims of the scam, and many of them were unhappy with the verdict. </p> <p>One 67-year-old Hanoi resident told the AFP that she had hoped Lan would receive a life sentence so she could fully witness the devastating impact of her actions. </p> <p>“Many people worked hard to deposit money into the bank, but now she’s received the death sentence and that’s it for her,” they said. </p> <p>“She can’t see the suffering of the people.”</p> <p>The resident has so far been unable to retrieve the $120,000 she invested with SCB. </p> <p>Police have said that many of the victims are SCB bondholders, who cannot withdraw their money and have not received interest or principal payments since Lan’s arrest. </p> <p>Authorities have also reportedly seized over 1000 properties belonging to Lan. </p> <p><em>Image: Twitter</em></p> <p> </p>

The world's most promiscuous countries revealed

<p>An analysis of the world's sexual habits has revealed the top 10 most promiscuous countries in the world and Turkey came in first. </p> <p>The average Turk has slept with more than 14 people according to the World Population Review, with Australia coming in a close second with the average Aussie having slept with more than 13 people, according to the <em>New York Post</em>. </p> <p>“The average number of sexual partners can vary significantly from country to country, as cultural norms can have a significant impact on the number of people someone has sex with,” the website declared. </p> <p>Their figures were based on a compilation of “datasets from multiple third party sources.”</p> <p>Turkey's top spot may be surprising to some, with most residents being muslim and the country is widely conceived to have traditional views when it comes sex and relationships. </p> <p>New Zealand came in at third, with a similar number to Australia,  followed by Iceland and South Africa. </p> <p>Countries thought to have more liberal views on sex, such as Brazil and France, were lower down the list, with the average Brazilian sleeping with nine people putting them in 25th place, while France clocked in 29th position. </p> <p>The United States clocked in 13th place, with Americans sleeping with an average of 10.7 people. </p> <p><strong>Here's the Top 10 most promiscuous countries:</strong></p> <p>1. "Out-of-touch" Project stars slammed over clash with renter advocate

<p>Social media users have slammed <em>The Project </em>hosts,  following their recent interview with a renter advocate who encourages Aussies struggling with the housing crisis to squat in empty homes. </p> <p>Jordan van den Berg,  founder of the S*** Rentals website shared a video over the weekend outside a rundown house in Chadstone, Melbourne, saying: “Are you sick of rich people hoarding empty houses during a housing crisis? I know I am." </p> <p>“Here’s how you can do something about it.” </p> <p>He then encouraged people to submit information on empty homes in their suburbs via a form on his website, which he plans to promote on his socials so those struggling to find a home could squat in them. </p> <p>“Fun fact – squatting in Australia is not necessarily illegal, which is the best type of legal, especially if the front door doesn’t actually lock," he said. </p> <p>On Monday, he appeared on The Project to talk about his controversial plans, and was grilled by the show's hosts. </p> <p>“I know we’re in a pretty serious housing crisis, but do you really think encouraging people to squat in private properties is the way to fix it?" asked co-host Sarah Harris. </p> <p> “Let me answer your question by asking you a question. Do you think it’s right we have thousands of vacant, abandoned homes while we have people living on the street?” van de Berg replied. </p> <p>Harris said she didn’t and asked whether the solving the housing crisis should be focused on policy instead.</p> <p>Later in the interview, panellist Steve Price casted his doubts on whether there actually were a lot of vacant homes, but van de Berg replied that he'd received over 300 submissions from Aussies about empty homes in their suburbs. </p> <p>van de Berg also said that desperate people are even squatting in abandoned properties, and added: “If someone needs a house, they can reach out to me and I’ll send them [details about] an empty home."</p> <p>Harris was shocked that people would “basically camp out in abandoned houses with no power" which van den Berg argued that “camping out inside” was likely better than sleeping on the streets or in a park.</p> <p>Co-host Waleed Aly then asked whether van de Berg  was encouraging people to break the law, but he pointed out that squatting – done properly – isn’t technically illegal.</p> <p>The interview has been slammed on social media, with Writer and comedian John Delmenico posting on X: “Watching the rich out-of-touch panel on the Project realise in real time that not everyone is rich is so bizarre.</p> <p>"Especially the part where Pingers has to explain that being in a house is safer than sleeping on the street. How do they host the news with no connection to reality?”</p> <p>Others agreed mocking the panellists’ shock that “shelter without electricity is better than no shelter with no electricity”.</p> <p>“She was laughing at the fact that ppl would camp out in abandoned houses with no power/water, until he put her in her place by reminding her they’re better off camping under shelter than outside. Mic drop moment," one wrote. </p> <p>“Homelessness exists … it’s quite a big problem actually," another added. </p> <p>However, a few others agreed with the <em>Project</em> hosts. </p> <p>“Encouraging people to squat, who does he think he is?" one wrote. </p> <p>“He thinks he’s doing a good thing, but he’s given absolutely no critical thought to the implications of encouraging people to take over ‘empty homes’," another added. </p> <p>Leo Patterson Ross, chief executive of the Tenants Union of NSW, said that van den Berg was “drawing attention to issues that government should be acting on”.</p> <p>“In the middle of a housing crisis with growing levels of homelessness, we should be looking to ensure homes are not left vacant,” Patterson Ross said.</p> <p>“If a person leaves a property unattended and empty for 12 years, then I think many of us would agree it seems fair that the community can reclaim usage to provide a home, whether that be individuals or government.”</p> <p><em>Image: The Project</em></p>

Stay or go? Most older Australians want to retire where they are, but renters don’t always get a choice

It enables older people to stay connected to their community and maintain familiarity with their surroundings.</p> <p>For many, the decision to “age in place” will be tied to their connection to the family home. But for many, secure and affordable housing is increasingly <a href="https://theconversation.com/ageing-in-a-housing-crisis-growing-numbers-of-older-australians-are-facing-a-bleak-future-209237">beyond reach</a>. This choice may then be impeded by a lack of suitable accommodation in their current or desired neighbourhoods.</p> <p>Our recently published <a href="https://doi.org/10.1177/01640275231209683">study</a> asks what motivates older homeowners and renters to age in place or relocate, and what factors disrupt these preferences. It suggests older renters are often not given a fair choice.</p> <h2>Most older Australians want to age in place</h2> <p>Having the option to age in place enables older people to retain autonomy over their lifestyles and identity, promoting emotional wellbeing.</p> <p>Using 20 years of data from the government-funded Household, Income and Labour Dynamics in Australia (HILDA) survey, we tracked the preferences of Australians aged 55 and over.</p> <p>Encouragingly, most older Australians are already where they want to be.</p> <p>Two-thirds (67%) of respondents strongly preferred to stay in their current neighbourhood, and an additional one-fifth (19%) had a moderate preference to stay.</p> <p>Only 6% showed a moderate or strong desire to leave. Ageing in place is then the natural choice for a vast majority of older Australians.</p> <p><iframe id="s3LTM" class="tc-infographic-datawrapper" style="border: none;" src="https://datawrapper.dwcdn.net/s3LTM/1/" width="100%" height="400px" frameborder="0"></iframe></p> <p>Our study highlights several motivations for people to stay put as they retire.</p> <p>For homeowners, family ties matter. Owners with children residing nearby were around one and a half times more likely to have a higher preference to stay.</p> <p>Older owners might then have a reason to call on their substantial <a href="https://theconversation.com/the-housing-wealth-gap-between-older-and-younger-australians-has-widened-alarmingly-in-the-past-30-years-heres-why-197027">housing wealth</a> and keep their children nearby via the <a href="https://360info.org/how-to-help-the-young-buy-a-home/">“bank of mum and dad”</a>.</p> <p>For renters, how long they stay is important. Those renting their home for 10 years or more were 1.7 times more likely to have a higher preference to stay than short-term renters.</p> <h2>Renters face the most disruption</h2> <p>The survey enabled us to follow where older people lived a year after they provided their preferences. This helped us gauge how often they turned their desires into reality.</p> <p>The chart below indicates that private renters face greater obstacles to ageing in place.</p> <p>Around one in 10 private renters that desired to age in place were disrupted – they wanted to stay in their neighbourhood but didn’t. This suggests they moved out of their neighbourhood involuntarily.</p> <p>Only 2% of homeowners and social renters experienced the same disruption. However, for those in these tenures that did not desire to age in place, involuntary immobility was a greater concern. Only 15% of those that wanted to leave succeeded, leaving the vast majority “stuck in place”.</p> <p><iframe id="IlliV" class="tc-infographic-datawrapper" style="border: none;" src="https://datawrapper.dwcdn.net/IlliV/1/" width="100%" height="400px" frameborder="0"></iframe></p> <p>The private rental market is the least secure of tenures, and so private tenants are often exposed to involuntary moves. Australia’s private rental system is lightly regulated compared to many other countries, creating tenure insecurity concerns.</p> <p>On the other hand, social renters were particularly susceptible to involuntary immobility. Social housing is scarce in Australia and subject to <a href="https://theconversation.com/its-soul-destroying-how-people-on-a-housing-wait-list-of-175-000-describe-their-years-of-waiting-210705">lengthy waiting lists</a>. A neighbourhood move often requires transferring to the less affordable and less secure private rental housing.</p> <p>Even after considering financial status, social renters were four times as likely to be stuck as compared to private renters. Social tenants are strongly deterred from moving in the current system.</p> <h2>How can we support older Australians’ preferences?</h2> <p>Our study exposes some barriers in the housing system that hinder people from being able to age in place, or move when they want to. Clearly, older renters enjoy fewer protections against disruptions to their preferences to age in place than older owners.</p> <p>For private renters, tenure insecurity in the <a href="https://theconversation.com/insecure-renting-ages-you-faster-than-owning-a-home-unemployment-or-obesity-better-housing-policy-can-change-this-216364">private rental sector</a> is a key reform priority. This can be achieved through stronger regulation that improves tenants’ rights. For example, more states could adopt <a href="https://theconversation.com/how-5-key-tenancy-reforms-are-affecting-renters-and-landlords-around-australia-187779?utm_source=twitter&amp;utm_medium=bylinetwitterbutton">recent regulatory rental reforms</a> that support the rights of pet owners and protect against no-grounds evictions.</p> <p>Large numbers of older private renters also face severe <a href="https://www.oldertenants.org.au/publications/ageing-in-a-housing-crisis-older-peoples-housing-insecurity-homelessness-in-australia">rental stress</a>, which may force them to move from their preferred neighbourhood. <a href="https://theconversation.com/1-billion-per-year-or-less-could-halve-rental-housing-stress-146397">Commonwealth rent assistance reform</a> would alleviate some of this stress through an increase in rates and better targeting.</p> <p>An increase in the supply of social housing would play an important role in improving both tenure security and housing affordability. Older social renters enjoy fewer obstacles to ageing in place than older private renters.</p> <p>However, if social renters want to move into the private rental market to relocate, they face difficulty securing accommodation. This will likely discourage moves as it would require sacrificing the tenure security offered by social housing. However, policy initiatives that improve the <a href="https://www.ahuri.edu.au/sites/default/files/migration/documents/PES-358-Lessons-from-public-housing-urban-renewal-evaluation.pdf">quality of the public housing stock</a> can reduce feelings of being stuck.</p> <p>As <a href="https://www.aihw.gov.au/reports/australias-welfare/home-ownership-and-housing-tenure">homeownership rates decline</a> both among young people and those nearing retirement, we can expect the population of older renters to grow.</p> <p>Overall, our findings support a strong case for policy reform in the rental sectors to address the needs and preferences of older renters.<!-- Below is The Conversation's page counter tag. Surprising causes of most deaths on Australia’s beaches

<p>Worried about sharks at the beach? Turns out these fearsome fish are not the biggest killers on Australia’s coastline when it comes to non-drowning deaths.</p> <div class="copy"> <p>Instead, depending on a person’s age, it’s more likely that a heart problem or misadventure will lead to mortality, according to research from Surf Life Saving Australia, whose red-and-gold clad patrol teams provide patrol and rescue services for beaches across the country.</p> <p>More than half of non-drowning deaths in the decade between July 2012 and June 2022 were caused by cardiac-related conditions. These accounted for 319 of the 616 deaths along Australia’s coasts.</p> <p>Traumatic and collision injuries – such as blunt force trauma – were the next most common cause of death, accounting for fewer than 1 in 6 deaths.</p> <p>Falls accounted for 1 in 10 fatalities, with marine animal interactions 1 in 20.</p> <p>But the data has other insights beyond cause of death. Males were far more likely to be killed on the coast; victims in almost 9 out of 10 cases.</p> <p>And while people aged over 50 account for most deaths, primarily through cardiac conditions, those below the age of 50 are overrepresented in all other mortality cases.</p> <p>This, the researchers say, is an important consideration when interpreting the data, as deaths from any cause are highest among older people. </p> <p>“Our research showed that males were 5.2 times more likely to die than females, with younger populations found to die disproportionately along the coast with the primary causes being falls and traumatic/collision injuries,” says the study’s lead researcher, Sean Kelly.</p> <p>Kelly and the other SLSA researchers point to those all-cause mortality comparisons. People aged 70+ have 118 times greater all-cause death rate than people aged 16-24.</p> <p>But when looking at non-drowning coastal deaths, it’s only 6 times greater, highlighting disproportionate deaths among young people in these environments.</p> <p>They suggest this is due to higher levels of coastal visitation and the type of activities young people participate in. What are the most common symptoms of menopause? And which can hormone therapy treat?

<p><em><a href="https://theconversation.com/profiles/susan-davis-10376">Susan Davis</a>, <a href="https://theconversation.com/institutions/monash-university-1065">Monash University</a></em></p> <p>Despite decades of research, navigating menopause seems to have become harder – with conflicting information on the internet, in the media, and from health care providers and researchers.</p> <p>Adding to the uncertainty, a recent <a href="https://www.thelancet.com/journals/lancet/article/PIIS0140-6736(24)00462-8/fulltext">series in the Lancet</a> medical journal challenged some beliefs about the symptoms of menopause and which ones menopausal hormone therapy (also known as hormone replacement therapy) can realistically alleviate.</p> <p>So what symptoms reliably indicate the start of perimenopause or menopause? And which symptoms can menopause hormone therapy help with? Here’s what the evidence says.</p> <h2>Remind me, what exactly is menopause?</h2> <p>Menopause, simply put, is complete loss of female fertility.</p> <p>Menopause is traditionally defined as the final menstrual period of a woman (or person female at birth) who previously menstruated. Menopause is diagnosed after 12 months of no further bleeding (unless you’ve had your ovaries removed, which is surgically induced menopause).</p> <p>Perimenopause starts when menstrual cycles first vary in length by seven or more days, and ends when there has been no bleeding for 12 months.</p> <p>Both perimenopause and menopause are hard to identify if a person has had a hysterectomy but their ovaries remain, or if natural menstruation is suppressed by a treatment (such as hormonal contraception) or a health condition (such as an eating disorder).</p> <h2>What are the most common symptoms of menopause?</h2> <p><a href="https://srh.bmj.com/content/early/2024/02/21/bmjsrh-2023-202099.long">Our study</a> of the highest quality menopause-care guidelines found the internationally recognised symptoms of the perimenopause and menopause are:</p> <ul> <li>hot flushes and night sweats (known as vasomotor symptoms)</li> <li>disturbed sleep</li> <li>musculoskeletal pain</li> <li>decreased sexual function or desire</li> <li>vaginal dryness and irritation</li> <li>mood disturbance (low mood, mood changes or depressive symptoms) but not clinical depression.</li> </ul> <p>However, none of these symptoms are menopause-specific, meaning they could have other causes.</p> <p>In <a href="https://journals.lww.com/menopausejournal/abstract/2015/07000/moderate_to_severe_vasomotor_and_sexual_symptoms.6.aspx">our study of Australian women</a>, 38% of pre-menopausal women, 67% of perimenopausal women and 74% of post-menopausal women aged under 55 experienced hot flushes and/or night sweats.</p> <p>But the severity of these symptoms <a href="https://journals.lww.com/menopausejournal/abstract/2015/07000/moderate_to_severe_vasomotor_and_sexual_symptoms.6.aspx">varies greatly</a>. Only 2.8% of pre-menopausal women reported moderate to severely bothersome hot flushes and night sweats symptoms, compared with 17.1% of perimenopausal women and 28.5% of post-menopausal women aged under 55.</p> <p>So bothersome hot flushes and night sweats appear a reliable indicator of perimenopause and menopause – but they’re not the only symptoms. Nor are hot flushes and night sweats a western society phenomenon, as has been suggested. Women in Asian countries are <a href="https://journals.lww.com/menopausejournal/fulltext/2022/05000/prevalence,_severity,_and_associated_factors_in.9.aspx">similarly affected</a>.</p> <p>Depressive symptoms and anxiety are also often linked to menopause but they’re less menopause-specific than hot flushes and night sweats, as they’re common across the entire adult life span.</p> <p>The <a href="https://srh.bmj.com/content/early/2024/02/21/bmjsrh-2023-202099.long">most robust guidelines</a> do not stipulate women must have hot flushes or night sweats to be considered as having perimenopausal or post-menopausal symptoms. They acknowledge that new mood disturbances may be a primary manifestation of <a href="https://www.cell.com/cell/abstract/S0092-8674(23)00905-4?_returnURL=https%3A%2F%2Flinkinghub.elsevier.com%2Fretrieve%2Fpii%2FS0092867423009054%3Fshowall%3Dtrue">menopausal hormonal changes</a>.</p> <p>The extent to which menopausal hormone changes impact memory, concentration and problem solving (frequently talked about as “brain fog”) is uncertain. <a href="https://www.tandfonline.com/doi/full/10.1080/13697137.2022.2122792">Some studies</a> suggest perimenopause may impair verbal memory and resolve as women transition through menopause. But strategic thinking and planning (executive brain function) <a href="https://www.tandfonline.com/doi/full/10.1080/13697137.2022.2122792">have not been shown to change</a>.</p> <h2>Who might benefit from hormone therapy?</h2> <p>The Lancet papers <a href="https://www.thelancet.com/journals/lancet/article/PIIS0140-6736(24)00462-8/fulltext">suggest</a> menopause hormone therapy <a href="https://www.thelancet.com/journals/lancet/article/PIIS0140-6736(23)02799-X/fulltext">alleviates</a> hot flushes and night sweats, but the likelihood of it improving sleep, mood or “brain fog” is limited to those bothered by vasomotor symptoms (hot flushes and night sweats).</p> <p>In contrast, the highest quality <a href="https://srh.bmj.com/content/early/2024/02/21/bmjsrh-2023-202099.long">clinical guidelines</a> consistently identify both vasomotor symptoms and mood disturbances associated with menopause as reasons for menopause hormone therapy. In other words, you don’t need to have hot flushes or night sweats to be prescribed menopause hormone therapy.</p> <p>Often, menopause hormone therapy is prescribed alongside a topical vaginal oestrogen to treat vaginal symptoms (dryness, irritation or urinary frequency).</p> <p>However, none of these guidelines recommend menopause hormone therapy for cognitive symptoms often talked about as “brain fog”.</p> <p>Despite musculoskeletal pain being the most common menopausal symptom in <a href="https://journals.lww.com/menopausejournal/abstract/2016/07000/prevalence_and_severity_of_vasomotor_symptoms_and.6.aspx">some populations</a>, the effectiveness of menopause hormone therapy for this specific symptoms still needs to be studied.</p> <p>Some guidelines, such as an <a href="https://www.tandfonline.com/doi/full/10.1080/13697137.2023.2258783">Australian endorsed guideline</a>, support menopause hormone therapy for the prevention of osteoporosis and fracture, but not for the prevention of any other disease.</p> <h2>What are the risks?</h2> <p>The greatest concerns about menopause hormone therapy have been about breast cancer and an increased risk of a deep vein clot which might cause a lung clot.</p> <p>Oestrogen-only menopause hormone therapy is <a href="https://www.nice.org.uk/guidance/ng23">consistently considered</a> to cause little or no change in breast cancer risk.</p> <p>Oestrogen taken with a progestogen, which is required for women who have not had a hysterectomy, <a href="https://www.moh.gov.my/moh/resources/Penerbitan/CPG/Women%20Health/CPG_Management_of_Menopause_2022_e-version-1.pdf">has been associated with a small increase</a> in the risk of breast cancer, although any <a href="https://www.bmj.com/content/bmj/371/bmj.m3873.full.pdf">risk appears to vary</a> according to the type of therapy used, the dose and duration of use.</p> <p>Oestrogen taken orally has also been associated with an increased risk of a deep vein clot, although the risk varies according to the formulation used. This risk is avoided by using estrogen patches or gels <a href="https://www.bmj.com/content/bmj/364/bmj.k4810.full.pdf">prescribed at standard doses</a></p> <h2>What if I don’t want hormone therapy?</h2> <p>If you can’t or don’t want to take menopause hormone therapy, there are also effective non-hormonal prescription therapies available for troublesome hot flushes and night sweats.</p> <p>In Australia, most of these options are “off-label”, although the new medication <a href="https://australianprescriber.tg.org.au/articles/management-of-menopause.html">fezolinetant</a> has just been <a href="https://www.tga.gov.au/resources/artg/401401">approved</a> in Australia for postmenopausal hot flushes and night sweats, and is expected to be available by mid-year. Fezolinetant, taken as a tablet, acts in the brain to stop the chemical neurokinin 3 triggering an inappropriate body heat response (flush and/or sweat).</p> <p>Unfortunately, most over-the-counter treatments promoted for menopause are either <a href="https://srh.bmj.com/content/early/2024/02/21/bmjsrh-2023-202099.long">ineffective or unproven</a>. However, cognitive behaviour therapy and hypnosis <a href="https://journals.lww.com/menopausejournal/abstract/2023/06000/the_2023_nonhormone_therapy_position_statement_of.4.aspx">may provide symptom relief</a>.</p> <p><em>The Australasian Menopause Society has useful <a href="https://www.menopause.org.au/health-info/fact-sheets">menopause fact sheets</a> and a <a href="https://www.menopause.org.au/health-info/find-an-ams-doctor">find-a-doctor</a> page. Only walking for exercise? Here’s how to get the most out of it

<p><em><a href="https://theconversation.com/profiles/ken-nosaka-169021">Ken Nosaka</a>, <a href="https://theconversation.com/institutions/edith-cowan-university-720">Edith Cowan University</a></em></p> <p>We’re living longer than in previous generations, with <a href="https://www.aihw.gov.au/reports/older-people/older-australians/contents/demographic-profile">one in eight</a> elderly Australians now aged over 85. But the current <a href="https://pubmed.ncbi.nlm.nih.gov/26561272/">gap</a> between life expectancy (“lifespan”) and health-adjusted life expectancy (“healthspan”) is about ten years. This means many of us live with significant health problems in our later years.</p> <p>To increase our healthspan, we need planned, structured and regular physical activity (or exercise). The <a href="https://www.who.int/news-room/fact-sheets/detail/physical-activity">World Health Organization recommends</a> 150–300 minutes of moderate-intensity exercise – such as brisk walking, cycling and swimming – per week and muscle strengthening twice a week.</p> <p>Yet few of us meet these recommendations. <a href="https://doi.org/10.1186/s12966-019-0797-2">Only 10%</a> meet the strength-training recommendations. <a href="https://pubmed.ncbi.nlm.nih.gov/32488898/">Lack of time</a> is one of the most common reasons.</p> <p>Walking is cost-effective, doesn’t require any special equipment or training, and can be done with small pockets of time. <a href="https://link.springer.com/epdf/10.1007/s00421-024-05453-y?sharing_token=1vDsDJTN5WzPxi5YmSEkOfe4RwlQNchNByi7wbcMAY5hnPeFvF3FY4v2z1P9M2M0oiR78kXv1Yzj0ODMgckqhKOGHUABEd9UOPOfV5kPAj1jf1IYMIYkdIBv-DUEcKCOiDdNyj6MFypeDhSyeYQrWu_bvlAYtPUmOSaldFpmycA%3D">Our preliminary research</a>, published this week, shows there are ways to incorporate strength-training components into walking to improve your muscle strength and balance.</p> <h2>Why walking isn’t usually enough</h2> <p>Regular walking <a href="http://theconversation.com/health-check-in-terms-of-exercise-is-walking-enough-78604">does not appear</a> to work as muscle-strengthening exercise.</p> <p>In contrast, exercises consisting of “eccentric” or muscle-lengthening contractions <a href="http://theconversation.com/its-ok-to-aim%20lower-with-your-new-years-exercise-resolutions-a-few-minutes-a-day-can-improve-your-muscle-strength-193713">improve</a> muscle strength, <a href="https://pubmed.ncbi.nlm.nih.gov/31130877/">prevent muscle wasting</a> and improve other functions such as balance and flexibility.</p> <p>Typical eccentric contractions are seen, for example, when we sit on a chair slowly. The front thigh muscles lengthen with force generation.</p> <h2>Our research</h2> <p>Our <a href="https://pubmed.ncbi.nlm.nih.gov/31055678/">previous research</a> found body-weight-based eccentric exercise training, such as sitting down on a chair slowly, improved lower limb muscle strength and balance in healthy older adults.</p> <p>We also <a href="https://pubmed.ncbi.nlm.nih.gov/28291022/">showed</a> walking down stairs, with the front thigh muscles undergoing eccentric contractions, increased leg muscle strength and balance in older women more than walking up stairs. When climbing stairs, the front thigh muscles undergo “concentric” contractions, with the muscles shortening.</p> <p>It can be difficult to find stairs or slopes suitable for eccentric exercises. But if they could be incorporated into daily walking, lower limb muscle strength and balance function could be improved.</p> <p>This is where the idea of “eccentric walking” comes into play. This means inserting lunges in conventional walking, in addition to downstairs and downhill walking.</p> <figure><iframe src="https://www.youtube.com/embed/wAI7z3XdY9o?wmode=transparent&amp;start=0" width="440" height="260" frameborder="0" allowfullscreen="allowfullscreen"></iframe><figcaption><span class="caption">Eccentric walking means incorporating deep lunges into your movement.</span></figcaption></figure> <p>In our <a href="https://link.springer.com/epdf/10.1007/s00421-024-05453-y?sharing_token=1vDsDJTN5WzPxi5YmSEkOfe4RwlQNchNByi7wbcMAY5hnPeFvF3FY4v2z1P9M2M0oiR78kXv1Yzj0ODMgckqhKOGHUABEd9UOPOfV5kPAj1jf1IYMIYkdIBv-DUEcKCOiDdNyj6MFypeDhSyeYQrWu_bvlAYtPUmOSaldFpmycA%3D">new research</a>, published in the European Journal of Applied Physiology, we investigated the effects of eccentric walking on lower limb muscle strength and balance in 11 regular walkers aged 54 to 88 years.</p> <p>The intervention period was 12 weeks. It consisted of four weeks of normal walking followed by eight weeks of eccentric walking.</p> <p>The number of eccentric steps in the eccentric walking period gradually increased over eight weeks from 100 to 1,000 steps (including lunges, downhill and downstairs steps). Participants took a total of 3,900 eccentric steps over the eight-week eccentric walking period while the total number of steps was the same as the previous four weeks.</p> <p>We measured the thickness of the participants’ front thigh muscles, muscle strength in their knee, their balance and endurance, including how many times they could go from a sitting position to standing in 30 seconds without using their arms. We took these measurements before the study started, at four weeks, after the conventional walking period, and at four and eight weeks into the eccentric walking period.</p> <p>We also tested their cognitive function using a digit symbol-substitution test at the same time points of other tests. And we asked participants to complete a questionnaire relating to their activities of daily living, such as dressing and moving around at home.</p> <p>Finally, we tested participants’ blood sugar, cholesterol levels and complement component 1q (C1q) concentrations, a potential <a href="https://faseb.onlinelibrary.wiley.com/doi/abs/10.1096/fj.14-262154">marker of sarcopenia</a> (muscle wasting with ageing).</p> <h2>What did we find?</h2> <p>We found no significant changes in any of the outcomes in the first four weeks when participants walked conventionally.</p> <p>From week four to 12, we found significant improvements in muscle strength (19%), chair-stand ability (24%), balance (45%) and a cognitive function test (21%).</p> <p>Serum C1q concentration decreased by 10% after the eccentric walking intervention, indicating participants’ muscles were effectively stimulated.</p> <p>The sample size of the study was small, so we need larger and more comprehensive studies to verify our findings and investigate whether eccentric walking is effective for sedentary people, older people, how the different types of eccentric exercise compare and the potential cognitive and mental health benefits.</p> <p>But, in the meantime, “eccentric walking” appears to be a beneficial exercise that will extend your healthspan. It may look a bit eccentric if we insert lunges while walking on the street, but the more people do it and benefit from it, the less eccentric it will become. <!-- Below is The Conversation's page counter tag. Inside the alleged hide out of Samantha Murphy's accused killer

<p>The Scotsburn property where Samantha Murphy's <a href="https://www.oversixty.com.au/finance/legal/everything-we-know-about-samantha-murphy-s-accused-killer" target="_blank" rel="noopener">accused killer</a> allegedly hid in is up for sale with a $1million-plus price tag. </p> <p>Patrick Orren Stephenson was staying at the property when he arrested on March 6, after police stormed in with a search warrant. </p> <p>The 5.46 hectare property is located about 18km away from central Ballarat, where Stephenson was believed to have been partying the night before he was accused of murdering Murphy. </p> <p>Stephenson is believed to have been living between this property and another one located less than 100m away on Yendon No 2 Road with his girlfriend prior to his arrest. </p> <p><em>The Daily Mail </em>reported that a for sale sign was recently spotted at the property, which has four bedrooms and is advertised as featuring "a renovated galley-style kitchen, a generous lounge room with plenty of natural light, two living areas including a family/rumpus room for shared moments."</p> <p>"A school bus passing the front door adds to the convenience for families," the ad read. </p> <p>The property is also described as practically off-grid, with solar power and an underground bore water supply. </p> <p>It remains unknown how long Stephenson had lived at the home. </p> <p><em>Images: McGrath Ballarat/ InsideLook- Real Estate Media</em></p>

<p><a href="https://theconversation.com/profiles/louise-grimmer-212082">Louise Grimmer</a>, <em><a href="https://theconversation.com/institutions/university-of-tasmania-888">University of Tasmania</a></em></p> <p>Think of some of the world’s biggest brands: Nike, McDonald’s, Coca-Cola, Apple. With what do you associate them? Are they positive associations? Now consider, do you trust them?</p> <p>Brand trust is a measure of how customers <em>feel</em> about a brand in terms of how well the brand delivers on its promises. Trust is an important measure for any organisation, large or small.</p> <p>Whether or not customers trust a brand can be the difference between choosing that brand’s products or services over another.</p> <p>In Australia, Woolworths <a href="https://www.roymorgan.com/findings/9472-risk-monitor-quartely-update-december-2023">held the title</a> of our most trusted brand for three and a half years. But recent cost-of-living pressures have put supermarkets in the spotlight for all the wrong reasons.</p> <p>Roy Morgan Research’s <a href="https://www.roymorgan.com/findings/9472-risk-monitor-quartely-update-december-2023">most recent trust rankings</a> show Woolworths has slipped to number two, handing its crown to hardware behemoth Bunnings.</p> <p>It’s clear that trust is fragile and can be quickly squandered when brands lose touch with those they serve.</p> <p>So what makes us trust a brand in the first place? And why do we trust some more than others?</p> <h2>What makes us trust a brand?</h2> <p>According to customer experience management firm Qualtrics, <a href="https://www.qualtrics.com/au/experience-management/brand/brand-trust/">brand trust</a> is</p> <blockquote> <p>the confidence that customers have in a brand’s ability to deliver on what it promises. As a brand consistently meets the expectations it has set in the minds of customers, trust in that brand grows.</p> </blockquote> <p>There are many ways to go about measuring brand trust. A typical first step is to ask lots of people what they think, collating their general opinions on product quality and the brand’s customer service experience.</p> <p>This can be strengthened with more quantifiable elements, including:</p> <ul> <li>online ratings and reviews</li> <li>social media “sentiment” (positive, negative or neutral)</li> <li>corporate social responsibility activities</li> <li>philanthropic efforts</li> <li>customer data security and privacy.</li> </ul> <p>Some surveys go even deeper, asking respondents to consider a brand’s vision and mission, its approaches to sustainability and worker standards, and how honest its advertising appears.</p> <h2>Is this a real and useful metric?</h2> <p>The qualitative methodology used by <a href="https://www.roymorgan.com/findings/9472-risk-monitor-quartely-update-december-2023">Roy Morgan</a> to determine what Australian consumers think about 1,000 brands has been administered over two decades, so the data can be reliably compared across time.</p> <p>On measures of both trust and distrust, it asks respondents which brands they trust and why. This approach is useful because it tells us which elements factor into brand trust judgements.</p> <p><a href="https://roymorgan-cms-prod.s3.ap-southeast-2.amazonaws.com/wp-content/uploads/2024/03/07035120/9472-Risk-Monitor-Quartely-Update-December-2023-1-1.pdf">Customer responses</a> about the survey’s most recent winner, Bunnings, show that customer service, product range, value-for-money pricing and generous returns policies are the key drivers of strong trust in its brand.</p> <p>Here are some examples:</p> <blockquote> <p>Great customer service. Love their welcoming staff. Whether it’s nuts and bolts or a new toilet seat, they have it all, value for money.</p> <p>Great products and price and have a no quibble refund policy.</p> <p>Great stock range, help is there if you need it and it is my go-to for my gardening and tool needs. Really convenient trading hours, and their return policy is good.</p> </blockquote> <p>In addition to trust, there are three other metrics commonly used to assess brand performance:</p> <ul> <li> <p><strong>brand equity</strong> – the commercial or social value of consumer perceptions of a brand</p> </li> <li> <p><strong>brand loyalty</strong> – consumer willingness to consistently choose one brand over others regardless of price or competitor’s efforts</p> </li> <li> <p><strong>brand affinity</strong> – the emotional connection and common values between a brand and its customers.</p> </li> </ul> <p>However, trust is becoming a disproportionately important metric as consumers demand that companies provide <a href="https://www.forbes.com/sites/bernhardschroeder/2020/01/16/from-the-traditional-to-the-outrageous-four-brands-that-use-honest-transparency-to-build-loyal-customers-with-non-traditional-marketing-and-branding/?sh=6689f81320a1">increased transparency</a> and exhibit greater care for their customers, not just their shareholders.</p> <h2>Why do Australians trust retailers so much?</h2> <p>Of Australia’s top ten most trusted brands, seven are retailers – Bunnings, Woolworths, Aldi, Coles, Kmart, Myer and Big W.</p> <figure class="align-center zoomable"><a href="https://images.theconversation.com/files/582082/original/file-20240314-28-h0xdf4.png?ixlib=rb-1.1.0&amp;q=45&amp;auto=format&amp;w=1000&amp;fit=clip"><img src="https://images.theconversation.com/files/582082/original/file-20240314-28-h0xdf4.png?ixlib=rb-1.1.0&amp;q=45&amp;auto=format&amp;w=754&amp;fit=clip" sizes="(min-width: 1466px) 754px, (max-width: 599px) 100vw, (min-width: 600px) 600px, 237px" srcset="https://images.theconversation.com/files/582082/original/file-20240314-28-h0xdf4.png?ixlib=rb-1.1.0&amp;q=45&amp;auto=format&amp;w=600&amp;h=279&amp;fit=crop&amp;dpr=1 600w, https://images.theconversation.com/files/582082/original/file-20240314-28-h0xdf4.png?ixlib=rb-1.1.0&amp;q=30&amp;auto=format&amp;w=600&amp;h=279&amp;fit=crop&amp;dpr=2 1200w, https://images.theconversation.com/files/582082/original/file-20240314-28-h0xdf4.png?ixlib=rb-1.1.0&amp;q=15&amp;auto=format&amp;w=600&amp;h=279&amp;fit=crop&amp;dpr=3 1800w, https://images.theconversation.com/files/582082/original/file-20240314-28-h0xdf4.png?ixlib=rb-1.1.0&amp;q=45&amp;auto=format&amp;w=754&amp;h=350&amp;fit=crop&amp;dpr=1 754w, https://images.theconversation.com/files/582082/original/file-20240314-28-h0xdf4.png?ixlib=rb-1.1.0&amp;q=30&amp;auto=format&amp;w=754&amp;h=350&amp;fit=crop&amp;dpr=2 1508w, https://images.theconversation.com/files/582082/original/file-20240314-28-h0xdf4.png?ixlib=rb-1.1.0&amp;q=15&amp;auto=format&amp;w=754&amp;h=350&amp;fit=crop&amp;dpr=3 2262w" alt="table shows that Bunnings is now Australia's most trusted brand, and Optus the least trusted brand." /></a><figcaption><span class="caption">The latest changes to Australia’s most trusted and most distrusted brand rankings.</span> <span class="attribution"><a class="source" href="https://www.roymorgan.com/findings/9472-risk-monitor-quartely-update-december-2023">Roy Morgan Single Source (Australia)</a></span></figcaption></figure> <p>This <a href="https://www.fastcompany.com/90901331/america-most-trusted-brands-companies-report-2023-morning-consult">stands in contrast</a> with the United States, where the most trusted brands are predominantly from the healthcare sector.</p> <p>So why do retail brands dominate our trust rankings?</p> <p>They certainly aren’t small local businesses. Our retail sector is <a href="https://www.afr.com/companies/retail/in-the-shopping-trolley-war-the-supermarkets-have-to-give-20240122-p5ez4k">highly concentrated</a>, dominated by a few giant retail brands.</p> <p>We have only two major department stores (David Jones and Myer), three major discount department stores (Big W, Target and Kmart) and a <a href="https://www.abc.net.au/news/2024-02-23/a-history-of-the-duopoly-coles-woolworths/103494070">supermarket “duopoly”</a> (Coles and Woolworths).</p> <p>It’s most likely then that these brands have been enjoying leftover goodwill from the pandemic.</p> <p>As Australia closed down to tackle COVID-19, the retail sector, and in particular the grocery sector, was credited with enabling customers to <a href="https://www.smh.com.au/business/companies/inside-story-how-woolworths-and-coles-joined-forces-to-avert-covid-19-disaster-20200611-p551lk.html">safely access</a> food and household goods.</p> <p>Compared with many other countries, we did not see a predominance of empty shelves across Australia. Retailers in this country stepped up – implementing or improving their online shopping capabilities and ensuring physical stores followed health guidelines and protocols.</p> <p>Now, with the pandemic behind us and in an environment of high inflation, the <a href="https://www.abc.net.au/news/2024-02-20/woolworths-coles-supermarket-tactics-grocery-four-corners/103405054">big two supermarkets</a> face <a href="https://www.theguardian.com/australia-news/2024/feb/20/do-coles-woolworths-specials-actually-offer-savings-choice-survey-supermarket-price-gouging-inquiry">growing distrust</a> and a <a href="https://www.aph.gov.au/Parliamentary_Business/Committees/Senate/Supermarket_Prices/SupermarketPrices">public inquiry</a>.</p> <h2>Lessons from the losers</h2> <p>After <a href="https://www.theguardian.com/business/2023/nov/20/optus-scandals-network-outage-cyberattack-ceo-resignation-kelly-bayer-rosmarin">two high profile disasters</a>, Optus finds itself the most distrusted brand in Australia.</p> <p>Its companions in the “most distrusted” group include social media brands Meta (Facebook), TikTok and X.</p> <p>Qantas, Medibank Private, Newscorp, Nestle and Amazon also made the top 10.</p> <p>The main reason consumers distrust brands is for a perceived failure to live up to their promises and responsibilities.</p> <p>For example, <a href="https://www.washingtonpost.com/technology/2023/09/18/amazon-working-conditions-safety-osha-doj/">worker conditions at multinational firm Amazon</a> are seen by some consumers as a reflection of questionable business practices.</p> <p>Other brands may have earned a reputation for failing to deliver the basics, like when chronic <a href="https://www.afr.com/companies/transport/compensating-travellers-for-cancelled-flights-long-overdue-20240212-p5f45c">flight delays and cancellations</a> plagued many Qantas customers.</p> <h2>Lessons from the winners</h2> <p>On the flip side, consumers have rewarded budget-friendly retailers with increased trust in the most recent rankings.</p> <p>Aldi, Kmart and Bunnings have improved their standing as trusted brands, no doubt in part because they have helped many Australian consumers deal with tight household budgets.</p> <p>As discretionary consumer spending continues to tighten, we may see a more permanent consumer shopping <a href="https://www.theaustralian.com.au/business/retail/rise-of-the-value-shopper-as-budgets-are-crunched-a-threat-and-opportunity-for-retailers/news-story/9b7a355cfb3866ec60d2ee42b7cbd567">shift towards value for money</a> brands and discounters.</p> <p>Trust is a fragile thing to maintain once earned. As we move through 2024, Australian companies must pay close attention to their most important asset – strong relationships with those they serve.<!-- Below is The Conversation's page counter tag. Most popular Aussie city to visit in 2024 revealed

<p>The most popular city in Australia for 2024 travellers has been revealed, with locals and international visitors alike all adding the capital city to their destination bucket lists. </p> <p>In new research commissioned by the Tourism and Transport Forum (TTF), Melbourne has shot to the top the list of most popular cities to travel this year, beating out Sydney, the Sunshine Coast and Adelaide for the top spot. </p> <p>In the TTF report, a sample of 2,000 travellers between the age of 18-65 revealed where they plan on visiting both domestically and abroad in 2024.</p> <p>While Queensland came out on top as the most popular state or territory to visit, followed by NSW and Victoria, Melbourne beat the other capital cities as the most sought after city across the country.</p> <p>“It’s not surprising more Australians are planning to head to Melbourne for a holiday this year, with its thriving music and arts scene and world-famous events year-round,” TTF CEO Margy Osmond told <a href="https://www.news.com.au/travel/travel-ideas/best-of-travel/australian-city-named-best-in-the-country-outweighing-sydney-and-brisbane/news-story/6e69272d37b62eada10b6bedf2bb88f5" target="_blank" rel="noopener"><em>news.com.au</em></a>.</p> <p>“Already this year Melbourne has hosted Taylor Swift and the Australian Open and will draw thousands more visitors for the upcoming Melbourne International Comedy Festival, Fringe Festival and much more.”</p> <p>Known for the delicious coffee, abundance of shopping options, thriving food scene and bustling culture and nightlife, Melbourne has long been a hotspot destination for many travellers. </p> <p>The crown is another win for Victoria, with the city of Bendigo walking away with the top prize of ‘best town’ in the annual <a href="https://oversixty.com.au/travel/domestic-travel/why-disbelief-as-best-aussie-towns-crowned-for-2024" target="_blank" rel="noopener">Wotif travel awards</a>.</p> <p><em>Image credits: Getty Images </em></p>
